Zoning Requirements, Birmingham's Transportation Plan on Planning Board Agenda

Could a New Office Building Be on the Way for the Rail District?

The final site plans for a dental office at the east end of Lincoln was approved by the Planning Board last week.

The large vacant lot at the far end of Lincoln may soon see some development, after the Planning Board gave their approval for a project some call "very important" for the Rail District. Last week, the Planning Board approved the final plans for an 8,260 square-foot dental office to be built at the far eastern end of Lincoln Road in Birmingham's Rail District. The six acre lot on Lincoln — near the Birmingham Ice Sports Arena, the Goldfish Swim School and Kenning Park — is the former site of the Stanley Door industrial complex. Plans to build condos and a baseball complex for Brother Rice fell through in 2005 and 2010, respectively. Neighbors Fight Back Against Proposed Apartments on Park Street

The Planning Board delayed a decision on whether to rezone a property at 404 Park St. from residential to general business.

Wednesday was the second time plans for a new apartment building on Park Street came before the city, and for the second time, Birmingham residents made it very clear: they're not happy. Plans for a multi-family development at 404 Park St. were again delayed during Wednesday night's Planning Board meeting, with the city asking for more details and more compromises in light of loud criticism from neighbors. On Wednesday, LPR Properties, owner of the vacant double lot at 404 Park St. — which borders Park Street, Oakland Avenue and Woodward Avenue — asked the Planning Board to consider rezoning the lot from R2 (single family residential) to B2C, or general business. Dental Office Eyes Vacant Lot on Lincoln

A group of dentists and oral surgeons are looking to build a dental office on the vacant lot at the east end of Lincoln.

The empty lot at the far end of Lincoln may see some new development, after plans for a dental office received preliminary approval from the Birmingham Planning Board. Last Wednesday, the planning board passed along plans for an 8,260 square-foot dental office, to be located on the vacant lot at 2400 E. Lincoln. The six-acre lot at the east end of Lincoln — near the Birmingham Ice Sports Arena, Kenning Park and the Goldfish Swim School — is the former site of the Stanley Door industrial complex. Dunkin Donuts Needs to Rethink Drive-Thru, Planning Board Says

The Birmingham Planning Board postponed the preliminary site plan review for Dunkin Donuts, which wants to move into the former Bordines spot on Woodward.

Is Birmingham ready for a Dunkin Donuts and Baskin Robbins with a drive-thru? Based on plans presented to the city last week, the Birmingham Planning Board says: not yet. The planning board postponed the preliminary site plan review and Special Land Use Permit application for Dunkin Donuts, which is looking to move into 33779 and 33757 Woodward Ave., between Humphrey Avenue and Bennaville Avenue. The new doughnut shop and Baskin Robbins ice cream parlor would be moving into the former location of Bordine's on Woodward, which closed last winter. Owner Behind Now-Defunct Bistro Asking for License Transfer

The Birmingham Planning Board voted to postpone discussion of the bistro license transfer request from Mario Gojcaj, who hopes to open a new bistro on Hamilton Row.

The chef and owner behind the now-defunct Cole Street Kitchen project is looking for another chance to open a restaurant in Birmingham. Mario Gojcaj has outlined plans to open the bistro MI Kitchen at 327 Hamilton Row. To do so, Gojcaj and his new partner, Bujar Mamuslari, is seeking approval from the Birmingham City Commission to transfer the bistro license he received in 2010 for Cole Street Kitchen to his new establishment. Those plans will have to wait a bit longer, though: during its Wednesday night meeting, the Birmingham Planning Board voted to postpone its discussion on the issue to Feb. 15, citing the need for more time to review the application with the city attorney. “We want to make sure things are in order,” Planning Board …

City Turns Its Attention to Lincoln, Woodward Crossing

The Birmingham Planning Department suggested improving the pedestrian crossing at Lincoln and Woodward at the joint meeting Monday of the City Commission and Planning Board.

Have you tried crossing Woodward Avenue at Lincoln lately? According to several city commissioners and planning board members, it's dangerous and hard to cross in one trip — and it should be fixed. At the joint meeting of the Birmingham City Commission and Planning Board on Monday, Planning Director Jana Ecker updated the group on work done by the Woodward Avenue Action Association (WA3) to improve the intersections at Lincoln, Bowers, Brown and Maple. Ecker said WA3 hired consultants to evaluate the intersections to find ways to increase access and safety for pedestrians, bicyclists and the disabled. Crossing Woodward Avenue on foot is always an interesting adventure. It is like crossing a super-highway. I keep a distance from the roadway while waiting to cross. Images in my mind of the vehicle imbedded in the Bank of Birmingham front windows show how easily someone can be forced off the roadway. City representatives agree that evaluating Birmingham's liquor license policy is more complicated than expected.

Where is the city moving with its liquor license policy? That was the question city commissioners and planning board members strove to answer Monday night at a joint meeting with the two boards. "We are at a critical point in our history where we have to make decisions going forward," commissioner Scott Moore said, noting that evaluating how restaurants contribute to a healthy city should be on all city leaders' minds.
